Still waiting....

...on even a return phone call from the mobile lender.  I "get" that our application might be a little more complicated because I am self employed but geesh at least let me know you've received my messages. 
I've called and left a message twice on his mobile phone.....NAB this is not the way to treat someone who's willing to bank with most of your products.

I am still so keen to rebuild, and all I want to know is what the repayments will be approx.  Even if it's way to much I still want to consolidate all of our debts and add an extra $30K instead of $300K so that I can fix the garage up which will be much quicker and I am hoping will be done by Feb some time so I can move the "shop" straight in.

On a good note, I have re-done my budget and worked out I can afford 2 casuals on a fornightly basis woohooo!  Which now means I have to sit and re-do what stock I need to sell per month to keep us all comfortable.

Met with Bank last night

We had a really nice banker come over last night and help start to sort out what we need etc....

Funnily he has also bought a home in the same suburb, for a heft 550K 11 months ago, can't believe the rise in prices in our suburb.  I will NEVER move, I love it too much.

So fingers crossed, we need to wait a day or 2 to find out if its doable or not, consolidate our existing loan as well as increase it to accomodate a home rebuild.

Anxious

Well I seem to have all my paperwork sorted for the bank visit tomorrow night.  All but my notice of assessment, which I have no idea where it is...so I have another on it's way from the ATO.  Thank god they can issue out copies.

The only thing I reckon we'll need now is more financials from my business, so tomorrow I need to call my accountants office and see if I can get an emailed copy of my last P & L.

After last nights meltdown trying to find everything, I ended up going to bed after 1am but slept on all those emotions.  Good thing too, as today is fresh and I am not so devastated if we don't get to build.....just means a hefty renovation LOL

Spoke to my brother in law who builds himself, definitely sounded like a reno was going to be the cheaper and less hassle option for us.  But we'll take 1 step at a time and see what the bank says first.

The beginning of an idea

And it starts, that little dream that has lurked from time to time, has now become something that could become a possibility.  And when possibility hits me, it consumes me.  So here I am consumed with demolishing our existing home and rebuilding a brand new one.

I have spent the last week online just searching and searching, anything that I think may fall into a price range that we are able to fall into.  We spent yesterday at display homes which was fun but exhausting.

So far Aron J homes had a nice one, and I wish I wrote down the name of it.  Carlisle homes also had a nice one and of course one of the big gunners Metricon - looking at Tussane but it has 3 bedrooms. 

First things first though Tuesday we have an appointment with our banker, let's see what we can get.  I'll be really devastated if we're knocked back, but at least we tried....just means I'll look for a new shop to lease for another 12 months, and grow the business like y life depends on it and try again in a year.
